Provision of residential amenity facilities, 3 retail units, creche and services/bin store areas (total non-residential floor area c.1,839sq.m). A total of 202 car parking spaces (at basement and undercroft levels) and 584 no. bicycle parking spaces. Vehicular/pedestrian/cyclist accesses from Greenhills Road and Airton Road. Provision of road improvements and pedestrian crossings. All associated site development works, open space, landscaping, boundary treatments, plant areas, pv panels (at roof level), waste management areas, and services provision (including ESB substations). Condition 9; The site shall be landscaped (and earthworks carried out) in accordance with a detailed comprehensive scheme of landscaping, details of which shall be submitted to and agreed in writing with, the planning authority prior to the commencement of development. 9 (a) The landscaping scheme shall include specific details for tree protection and for a 10-metre riparian / biodiversity protection zone along the River Tymon / Poddle. 9 (b) The landscaping scheme shall include specific details for child play provision. 9 (c) The landscaping scheme shall be consistent with the sustainable drainage system layout for the site 9 (d) The proposed fence within the 10-metre riparian strip along the River Tymon / Poddle shall be omitted.
